Prior to the Oct 17, 2022 launch, Lulafit team evaluated the existing fitness space and found areas of greatest impact to improve facilities and create a higher end offering for tenants.
The team at 155 recognized they needed support in their endeavor to retain EY, and engaged lulafit to operate the amenities. As a piece of their onboarding, lulafit wanted to have a strategic whiteboard session with EY to gain a deeper understanding of their pain points and culture. EY initially displayed reluctance to engage in whiteboard discussions and expressed their concerns that ownership did not understand their company's culture and they were too busy for this discussion. However, during what was intended as a brief 20-minute meeting, the conversation extended to over an hour as EY articulated their desire for better support and a more tailored experience. They highlighted the discrepancy between the building's programming and their workplace strategy, which at the time involved a lot of travel from their workforce Monday through Thursday. Furthermore, it was revealed that the previous amenity operator had not informed ownership or leasing that EY had canceled their corporate fitness memberships 18 months prior, which should have signaled their dissatisfaction with the experience programming and intent to seek alternative options.
Recognizing the need to align the building's programming with EY's culture and return-to-work strategy, The John Buck Company brought in Lulafit, a provider specializing in inclusive wellness, conference management and tenant engagement solutions. Lulafit's expertise in creating tailored programming and services for corporate environments proved instrumental in addressing EY's pain points and enhancing their tenant experience. Working closely with ownership and leasing, Lulafit developed a customized program specifically designed to support EY's employees and corporate initiatives.
The collaboration between The John Buck Company, Newmark, Lulafit, and EY yielded several positive outcomes. Firstly, through open communication and a proactive approach, EY decided to renew their lease in place. This commitment was a testament to the successful resolution of their pain points and the building's improved alignment with their needs. Additionally, EY stipulated that Lulafit's programming and services be included as part of their renewal terms, underscoring the value they attributed to Lulafit's contributions.
Furthermore, the partnership between Lulafit and The John Buck Company extended beyond the successful renewal of EY's lease. Lulafit's proven track record and commitment to enhancing tenant experiences led to a portfolio partnership across multiple projects and markets.
